When selecting your hours, please include your setup and tear-down time. If you are shooting an hour session and it takes 10-15 minutes to set up, it could take 10-15 minutes to tear down. That leaves you with 30-40 min for your session. Adding an extra hour is better to ensure you are not feeling rushed or your client. Your studio session ends at the time you selected in your booking. Please make sure to have everything back in place before your time ends. If there is no one after you and available time, you can request 30 min increments.

To enter Oak House Studios there is a 20 stair walk up leading you to the second level of our building with no access to escalators or elevators.
Everyone who rents the studio is responsible for making your clients aware of this.

We allow up to 6 guests at a given time without special permission or an additional fee. If your project requires more than 6 people present at one given time, please let us know the nature of your event to see if we can accommodate your needs.

Renters: We have one parking spot behind the studio designated for the person listed on the booking. After your booking ends, please vacate the parking spot for the next renter.
Your Clients: There are 7 free one-hour parking spaces on the street directly in front of the studio that your clients can utilize if available.
Extra Parking: If there are no available spots in front of the studio or if your clients session is longer than one hour - continue down Selborne Lane and park in the gravel lot on the right across the street from the wooden walking bridge. It is a short five minute walk to the studio with access to sidewalks.

Pets are allowed in the studio, however require an add-on fee of $60 per session. Pets are not allowed on any studio furniture except the bed.
Owners are fully responsible for any stains and/or damage caused by their pet and agree to a $300 charge to the credit card on file for any damages incurred. Owners must clean up after their pet and properly dispose of all waste. The management reserves the right to ask any pet to leave the property at any time if it is deemed a disturbance or danger to others. By bringing a pet onto the property, the owner acknowledges and agrees to abide by this policy.

To keep our floor clean & long lasting, we work with a shoes-off policy. Please don’t use the space with your shoes.
Only models can wear shoes. Be aware of shoes and soles that stain the floor. Wipe marks off immediately.
If you don’t take care of the floor, we have to charge you for refinishing the floor up to $2,500. Please take care of our floor at all times.No gaff tape allowed on the floors.

“What if I break or damage something in the studio?”
This can happen. Don’t you worry. Please let us know when it happens. So we can solve this with your insurance.
Our terms and conditions require you to have third-party insurance when placing a booking.

We have cameras installed in our common areas/reception areas. This only to ensure the safety of our clients and belongings in the case of an emergency, incident or damage.

As we are a natural daylight studio, beautiful, bright lighting is dependent on the weather. We always recommend photographers to bring their own equipment and (back up) lighting.

No dry ice, sparkers, confetti, bubble machines or smoke machines are allowed at the studio.

We will reschedule your booking for free as long as we receive your reservation change request more than 48 hours prior to your reservation time.
If we receive your request less than 48 hours prior to your reservation time, a $50 fee will be required to reschedule your session. We do not honor requests made through Instagram dms, text or email, please complete the Reservation Change Request Form.
We cannot guarantee that the date you’re wanting will be available. Please check the calendar before requesting.

There are no refunds once booking is confirmed. If you’d like to cancel your booking, please complete the Reservation Change Request Form. No shows will result in being denied for future bookings.

Oak House Studios is not liable for acts out of its control that effect the shoot, such as building, equipment failures, power outages, weather, acts of God and or emergencies.

Bottles of filtered water as well as sparkling water are included in your booking for you and your clients. Please no beverages other than water around the studio furniture, rugs or backdrops.

You are responsible for receiving your own guests, such as models or photographers. We recommend sharing your phone number or your assistant’s phone number with your client(s). Please do not let anybody else, who isn’t a client or apart of your team to enter the building nor the studio.

Arrival: Please ensure all guests arrive on time for their scheduled session. In order to maintain crossover from other bookings, we ask that no guests arrive earlier than 5 minutes before their scheduled booking time. We suggest they wait downstairs in their cars, in the courtyard or grab food/drink from the local restaurants prior to their scheduled mini-session. If arriving too early, the on-site studio staff may have to ask the guest to leave and return at the time of their booking due to limited spacing.
Photo Session: Please make sure to have an assistant or someone to help you when you are shooting your minis & have your clients call you or your assistant to be let inside the studio. Our studio staff will not be available to assist you in helping your clients find the studio.

Studio staff will be visiting the studio within 10 minutes prior to the end of your booking to ensure that the room is left how you originally found it for the next client. Furniture must be moved back to their original place, and all garbage can be disposed in our garbage can in the studio.
Please factor it into your booking if you require additional time to set up and/or takedown. If you need extra time and the studio is available, you can rent additional time in 30-minute increments. If our staff finds a messy studio during the “tidy time” studio check, you will be asked to stop taking pictures and begin cleaning up the studio. If the studio is left untidy at the end of the booking, a $50-100 cleaning fee will be added to your booking.

The studio is not soundproof. Since the studio walls are not soundproof, please keep the noise level to a reasonable volume, including any use of music. If the noise becomes too loud, we will ask you to turn it down.
